Why plan the details before demolition?

A few more decisions now can mean fewer delays while your home is under construction.

A clear plan makes room for good work

It is tempting to start construction and figure out the details along the way. But the tile, cabinets, lighting, and plumbing fixtures are connected decisions. A change to one can affect dimensions, ordering, labor, and the sequence of work.

Our design and development process brings those decisions together before construction. It gives you time to review your options while your home is still intact.

From goals to drawings

We begin with how you use the space: what feels awkward, what needs more storage, and what you would like to do differently. Your priorities and comfortable investment range guide the design.

Depending on the agreed scope, development can include floor plans, cabinet drawings, color renderings, guided finish selections, and revisions. Structural engineering, hazardous-material testing, or limited investigative demolition may be appropriate for the home. The design agreement sets out the services included.

The technical details belong in the design

A walkthrough with our trade partners helps connect the design to the existing building. Plumbing, electrical, ventilation, structure, and material installation requirements are considered before the final proposal.

The result is a detailed scope with specifications, an itemized cost breakdown, and the fixed-cost construction proposal and calendar that make up your No-Surprises Plan.

The tile decision that can stop a bathroom

Imagine demolition is complete, but the shower tile still has not been selected. Choosing it, ordering it, and waiting for delivery can leave the room unusable for weeks. Making selections earlier allows materials and the people who install them to be coordinated in advance.

Planning reduces uncertainty; it cannot expose every concealed condition or eliminate changes you may request later. Here is how we think about cost changes.

A separate decision to move forward

Design and development is a paid phase with its own agreement. It covers the planning, selections, estimating, and documentation needed for the construction proposal. The fee and any additional design work are set out for your particular project.
